Welcome to Palmeraie Holidays! We offer you a peaceful stay at our three beautiful villas — Palm Bliss, Palm Pearl, and Palm Pristine. These house rules are designed to ensure your safety, comfort, and the best possible experience during your stay.

🕒 Check-In / Check-Out
- Check-In: After 2:00 PM (Guests can be accommodated in living area if they reach early but not before 1:00 pm)
- Check-Out: By 11:00 AM am (can be relaxed by 15/20 mins, extended check-out charges applicable after 11:30 am)
- Extended check-out till 5:00 pm option can be availed on payment of extra charges.
- Early check-in before 1:00 PM: Chargeable @ ₹2,500/hour (subject to availability)
- Late check-out after 11:30 AM: Chargeable @ ₹2,500/hour (subject to availability)
- Same-day requests accepted only by 8:00 AM, if no new booking exists.
💳 Payment, Security Deposit and cancellation policy
- Payment schedule: Advance – 50% of stay charges, Balance – 50% of stay charges + refundable deposit (in cash) at check-in and food bill – ‘at actuals’ as per menu card at check-out.
- Dates shall be blocked and booking invoice shall be provided only on receipt of advance payment along with guest ID proof.
- Cancellation Policy – 25% of stay charges if bookings are cancelled/modified 16 days before check-in date. No refunds for the bookings cancelled/modified within 15 days of the check-in date.
- Cancellation / date modification requests for bookings for the peak dates – Republic day, Holi, Independence day, Ganesh festival, Diwali (18th – 28th Oct 2025) and Christmas to New Year (24th December 2025–2nd January 2026), will not be accepted.
- Bookings with check-in dates from 24th Dec 2025 – 2nd Jan 2026 (both dates included) will be non-refundable. Dates shall remain reserved only after receiving 100% prepayment for the bookings 7 days in advance for these dates (50% to be paid at the time of booking and balance 50% – 7 days in advance to check-in date).
- Over and above the above cancellation policies, under extreme extenuating circumstances, a partial refund shall be considered, if we get any other booking for the same date/s, if not, guests will not be granted a refund/date change, and the cancellation will be treated as a no-show. Also, the refund shall be eligible for only the days getting booked and not on the total duration of stay /stay charges.
- Bookings once confirmed are non-negotiable.
- A ₹5,000 refundable security deposit (cash only) is collected at check-in.
- The deposit is fully refundable if:
- No damage is caused, and
- Check-out is done on time.
🧼 Amenities & Housekeeping
- Indoor games – carom, chess and cards at all the three villas, additionally Table tennis at Palm Bliss
- Outdoor games – cricket and badminton
- Bluetooth music system (indoor)
- Private swimming pool (open only till 10:00 pm)
- 24×7 hot water via solar heaters (precaution: water can be extremely hot in summer).
- Wi-Fi in common areas
- LED TVs in some of the bedrooms.
- Bed and bath linens. Clean linen & one bath towel per guest provided.
- Basic toiletries (soap and shampoo) shall be provided.
- Care taker assistance at the villa (8:00 am to 11:00 pm)
- Garden and Terrace
- Fridge (dedicated for Guest use)
- Microwave only for reheating (at Palm Bliss and Palm Pearl)
- Induction for infant meal preparation during night after kitchen working hours (on request).
- Karaoke Mic (at additional charges @ Rs. 200 for 4-6 hrs)
- Projector (at additional charges @ Rs. 2000 for 4-6 hrs )
- Barbeque (at extra cost as per menu card)
- Homemade food (as per order at extra cost as per menu card)
- Decoration services and cake arrangement for special occasions (at extra cost)
- Transportation (at extra cost)
- Housekeeping is done once daily between 9:00 AM – 2:00 PM.
Please inform staff of your preferred timing (staff will not enter without guest permission/advice.
🍽️ Food & Kitchen Policy
- We serve local authentic Maharashtrian cuisine as per order.
- We prepare fresh food in our kitchen only for your group so can be customized as per your specific requirements.
- Outside food is strictly not allowed.
- Breakfast Timing: 8:00 AM – 9:30 AM
- Kitchen access is not permitted to guests.
- Induction for infant food only (provided in the living room).
- Food orders require 2–3 hours’ notice:
- Fresh local produce is used — delays may occur due to local availability.
- Menu with pricing is shared before booking. Please do not request discounts at checkout.
- Table service or counters for events are chargeable (advance booking required).
- Decorations for special occasions must be pre-approved. Charges may apply based on scale.
🧑🍳 Dining Rules
- All food & beverages will be served only in the designated dining areas.
- Eating / drinking inside bedrooms is not permitted to avoid pest issues.
- Kitchen remains open for orders from 8:00 AM to 7:00 PM, and
- Serving closes at 10:30 PM.
- Snacks/starters served till 9:00 PM, meals till 10:30 PM.
🎮 Games & Entertainment
- Indoor/outdoor games available on request, free of charge.
- Bluetooth music system provided.
- After 10:00 PM, please play music indoors only.
- DJ or loud music systems are not allowed.
- Please do not dismantle the music system and carry it outdoors.
🚫 Prohibited Items & Activities
- Hookah use is strictly prohibited anywhere on the premises.
- Smoking is not allowed inside the villa. Guests may use designated outdoor smoking areas.
- PETS NOT ALLOWED
- Consumption of alcohol is permitted only within limits.
- Music is permitted in all open areas only until 10:00 PM in compliance with government regulations.
- Kitchen is for staff use only. Our staff shall assist you with infant food requirements, if any.
- Consumption of alcohol is strictly prohibited in or around the swimming pool.
- Swimming pool access is allowed only until 10:00 PM.
- Outside cooked food is not permitted at the property. Guests can carry packaged dry snacks and drinks.
- No crackers or colours are permitted.
- Any damage caused to the property will incur a penalty, with the amount based on the extent of the damage.
- Guests cannot invite visitors without prior approval.
- Alcohol is permitted, but damage due to overconsumption will be charged.
- Loud music after 10:00 PM is prohibited (as per local law).
- No illegal/commercial activities allowed.
🏊♂️ Swimming Pool Guidelines
- Pool Timings: 7:00 AM – 8:30 AM & 2:00 PM – 10:00 PM
- Access only for villa guests
- Comfortable swimwear is mandatory
- Shower before entering pool; avoid applying creams or lotions.
- No food, drinks, or glassware in pool area
- Children under 14 must be supervised at all times.
- No lifeguard on duty – swim at your own risk.
- Avoid swimming if:
- Tired, unwell, or immediately after eating.
- Suffering from any major health or skin conditions.
- No running, diving, or chewing gum near the pool.
- Management is not responsible for accidents or lost belongings.
🧾 Additional Guidelines
- No room service provided
- Staff available: 8:00 AM – 3:30 PM & 4:30 PM – 11:00 PM
- Emergency assistance available outside these hours.
- Do not carry any property items (linen, utensils, games, etc.) out of the premises.
- Power fluctuations may occur due to rural location.
- Generators/Inverters available:
- Palm Bliss & Palm Pearl: Inverter and Generator backup
- Palm Pristine: Inverter backup
- Please wait 5–10 mins during outages.
- Generator power back up shall be started only if their is power outrage for more than 15 mins.
- Generators/Inverters available:
- Generator backup at Palm Bliss and Palm Pearl shall be free of charge only for 4 hours per night stay after that if back up is required Rs. 400 diesel charges shall be applicable for every 30 mins.
- Regular pest control is conducted; however villa is located in rural area, insects may occasionally enter. Keep doors/windows shut in the evenings.
- Packaged drinking water (brand that is available locally) in 20 ltr dispensers shall be provided during the stay.
- Water in the washrooms might be hard water as it is a rural area near to the sea.
📸 Security & Damage Policy
- Outdoor areas are under CCTV surveillance
- Guests are responsible for their belongings
- Any damage to property or items must be compensated at market value
- Feeding stray animals inside the premises is prohibited

This is not a commercial hotel, but a lovingly maintained homestay.
Please treat it with the same respect as your own home.
The property functions in accordance with the regulations of local authorities and a sincere request to all the guests to follow the rules mandated.
